Home Buyers: I'm Serious, Are You?

If you’re thinking about purchasing a home in Commerce or Hunt County; GET PRE-QUALIFIED!

I’m serious in wanting to help you find a home to purchase, but I can’t effectively do my job unless you’re serious about getting pre-qualified for your next home purchase.

Buying a home in Commerce and Hunt County has changed over the past several years with tougher lending guidelines in place, so talking with a lender first is a great place to start.

Here’s why I recommend you get pre-qualified…

First, a question.  If you’re serious about wanting to purchase a house, why would you not want to know how much home you can afford? Many factors come into play when qualifying for a home loan. How long have you worked at your current job? What is your income? How much cash do you have available for a down payment and closing costs? How much debt do you have? Any judgments, liens unpaid child support? These are just a few of the factors lenders consider.

Second, don’t believe the monthly payments shown on many websites.  These payments are typically based on a buyer putting 20% down and do not include your taxes and home owner’s insurance as part of your payment.  With a home loan, you will be escrowing for taxes and insurance and this makes a BIG difference in your total monthly mortgage payment.  A general rule of thumb is your payment will be about 1% of your loan amount.

Third, many seller’s require that their home only be shown to pre-qualified buyers. Also home sellers are less likely to consider or reply to an offer unless it is accompanied with a pre-qualification letter.  Put yourself in the seller’s shoes for a moment, if there are multiple offers on a property, which one would you take? The one with the pre-qualification letter or the one without.  

Finally, courtesy for your real estate agent.  On average, home buyers will look at 8 homes before making a purchase.  Considering that it will take 3-4 hours to look at that number of homes and the fact that many times showing are on nights and weekends, when otherwise I could be with my family, asking you to spend 30 minutes and to get pre-qualified is not asking that much. I will do my best to be respectful of your time and try my best to work around your schedule, all I ask is that your do your part and get pre-qualified.

So, if you’re serious about purchasing a home in Commerce or Hunt County, get pre-qualified.  You’ll be glad you did.
